Governance
Effective April 2026, the Board of Directors updated the regular meeting schedule. Board meetings are now held on the third Wednesday of each month at 5:00 p.m. via Zoom (previously the third Monday at 9:00 a.m.). Agendas continue to be posted at least four days in advance, per California Civil Code §4920(a). Please update your calendars accordingly and refer to the Meetings page for the current Zoom link and posted agendas.
Landscape
The Board is pleased to announce that EarthCo Landscape Services has been hired as the Association's new partnered landscape company. EarthCo will oversee routine maintenance, seasonal enhancements, and ongoing care of the community's common-area landscaping. Homeowners can expect a smooth transition as EarthCo coordinates with Coastal Management on schedules and site walks.
Project Update
Monthly updates on the community-wide siding renovation, including phase status, City sign-offs, and homeowner responsibilities during construction.
Community Notice · Ford Project
The Santa Ana Regional Water Quality Control Board (Santa Ana Water Board) invites Belcourt Terrace homeowners to a community meeting about the former Ford Aeronutronics site. Residents are welcome to attend in person or watch online via YouTube livestream.
The meeting will provide an update on recent environmental investigations, mitigation and remediation implementation, soil vapor extraction system decommissioning, and a project schedule outlining near and long-term activities that may affect the community. Subject matter experts from the Santa Ana Water Board, the Office of Environmental Health & Hazard Assessment, and WSP (representing Ford Motor Company) will be available to answer questions. The meeting will be recorded and posted to the Santa Ana Water Board's and Ford's websites for those who cannot attend live.

Garages must remain the primary parking location for residents. Guest parking is limited; overnight guest parking requires prior notification to the guard gate.
For property-threatening emergencies including water leaks, call Coastal Management immediately at 949.506.5807. For life-threatening emergencies, dial 911.
Homeowners are responsible for irrigation on their individual property. During the Siding Project, timers must be coordinated with construction schedules — please contact your personal landscaper.
The Association's approved vendor performs regular inspections and treatment. Homeowners requesting service should coordinate through Coastal Management.
Sellers must request an escrow demand and disclosure package through Coastal Management. Please allow adequate lead time before close.
Contractor work and large deliveries are permitted Monday–Friday 8:00 a.m.–5:00 p.m., and Saturdays 9:00 a.m.–5:00 p.m. No work is permitted on Sundays or holidays.
Trash, recycling, and green-waste service follows the City of Newport Beach schedule. Bins should be set out no earlier than the evening before collection and stored out of view by the end of collection day.
